Buying process with Vicens Ash Properties in Javea
Once we receive your lead, you will be assigned a sales reprentative who speaks your language. Property viewings will be arranged to suit you the buyer and our sellers. Don't forget to give us honest feedback for each property so we can narrow down the viewing list or add properties that haven't been chosen, including those of our collaborating agents.
On finding the perfect property:
Our negociators will put forward your offer. Once the sale price is agreed, we take a reservation; usually 5.000 euros and the property is taken off the market with all agents whilst the property searches, pre-sales contracts and furniture inventory's are obtained.
Within a month the 10% deposit is paid (less the initial reservation) on signing the pre-sales contract. All money is transfered to the seller and the property will be sold to you on completion at the Notary as per the agreed contract.
Before completion you can visit the property to learn how things work with the sellers (if possible) and to make sure everything is as expected before buying.
We accompany you to the Notary to make sure the new Title Deed is correct, once you have signed and payed for the property, you'll receive the keys to your new home! We oversee the change of name on all services Eg. electric, water, rates, rubbish collection etc.
